Detail shows a typical party wall / masonry cavity wall to sloped roof abutment parapet detail to a refurbished slate roof, with insulation between and under rafters.

The detail shows a traditional apron that may be found in existing properties. A lead detail is not recommended for a standard new build construction. Lead is toxic and there are a number of alternatives including PPC aluminium, PVC and other specific flexible lead alternatives. 

Ventilation requirements are dependent on the existing roof requirements, insulation specification, location and exposure of the roof. 

It is advisable to carry out suitable condensation risk analysis to assess potential for moisture build-up within the roof assembly. Consider factors such as insulation thickness, ventilation rates, and internal humidity levels to mitigate any risks.

This detail shows natural slates which allow for some background passive ventilation of the batten void, do not use this detail with flat or artificial slates. Ventilation requirements will need to be calculated based on roof location, orientation and exposure. 

Roof structure is indicative and should be adapted to structural engineer’s specification.
