DL505 – Means of Escape in Dwellinghouses – Single Family Homes

This diagram set illustrates comprehensive means of escape strategies for dwellinghouses with varying storey heights, based on Building Regulations Part B1. The diagrams cover multiple scenarios including single storey dwellinghouses, dwellinghouses with upper storeys up to 4.5m above ground level, dwellinghouses with one or more storeys more than 4.5m above ground level, and dwellinghouses with storeys more than 7.5m above ground level. Escape routes are demonstrated via entrance halls with inner rooms provided with escape windows or doors, and via protected stairways where required. 

The details include guidance on when fire resisting enclosures (REI 30), fire resisting ceilings (EI 30), and cavity barriers (E 30 and EI 15) are necessary, with maximum travel distances of 4.5m and 7.5m marked for different configurations. Basement escape requirements are also addressed, including scenarios where exits discharge into enclosed courtyards or rear gardens, with dimensional requirements for safe escape routes. Guidance is provided on when alternative escape routes or sprinkler systems are required for dwellinghouses with two or more storeys more than 4.5m above ground level.
