DL519 – Dormer Cheek Party Wall Junction – Elevation

This elevation detail shows a dormer cheek less than 1m from a boundary, based on Building Regulations Part B1 Diagram 5.2. Both roof and dormer coverings must be BROOF(t4) rated. The warm roof and dormer wall build-up includes natural slate tiles, battens and counter battens, breather membrane, mineral wool insulation between joists, VCL, internal wall insulation, and plasterboard with plaster skim finish. Unprotected area guidance is provided: if unprotected area exceeds 0.1m², all materials facing the boundary must be class B-s3, d2 or better. For buildings less than 10m high, 4% of the dormer cheek can be classed as unprotected area.
